What’s the first thing you do after closing?
What’s the first thing you do after you’ve closed on your dream home? Okay, AFTER you’ve jumped for joy, screamed with excitement and toasted your drinks…? Any guesses? It doesn’t have to do with the water, the electricity, none of that. It’s as simple as this: CHANGE THE LOCKS AND/OR ENTRY CODES!!!! In most cases, you don’t really know the person you are buying your house from. And, it goes even further than that. You don’t know their friends, family or their neighbors – who are now your new neighbors. I’m going to tell you a story that will give you the creeps and make you laugh all at the same time.
I just sold a high-end single family home in a wealthy gated community a few months ago. I was representing the buyers and, for the most part, the transaction was smooth. My buyers plan on retiring in this home, but will remain snowbirds for now. Since they closed, they haven’t stepped foot in their house yet. However, their home watch service has taken care of some housekeeping for them in their absence. Fast forward to just a week ago. It was around 5pm and my clients said they were notified that their security system was breached. They called their home watch service to see if it was them…IT WASN’T! So, the cops came, no one was there, a report was filed with their home watch guy and they called it a day. When my clients got home, they powered up their sophisticated security recordings to see just WHO was in their house hours earlier. THERE SHE WAS! A fifty-something woman, just snooping around the house acting like she owned the place! What the —?!
Anyway, long story short, news travels fast! Everyone was talking and rumors were flying. Who was this culprit?! THE NEXT DOOR NEIGHBOR! The woman was so embarrassed she finally came forward. She came clean to the home watch service and to my clients, the new owners. Her reason, you ask? She was expecting a fed ex package thought it went to the wrong house. So, she knew the garage door code and just helped herself into the house to snoop around! WHO DOES THAT?! Well, this woman does…and probably others as well. It’s a lesson for all of us – CHANGE YOUR LOCKS AND/OR ENTRY CODES!!! Against their better judgment, they chose not to. You never know who has a spare key or code and you never know someone’s intent. At the end of the day, although a creepy situation, everything was fine and it gave everyone a good chuckle! Their home watch service has since then changed everything!
